Title: New boiler flue problem.
Post by jazzyman on Feb 19th, 2016, 8:14pm

Looking for advice, my daughter just had a new baxi boiler installed. The  boiler location was transferred from the upstairs to downstairs and a new flue was also installed.
Her neighbour is now complaining that fumes/steam from the flue towards their property. Is there any attachment for the flue to direct the fumes away from her neighbours property?
I've added a few photos which may help to see the problem.

there is no possible danger or likleyhood off damage
i assume there are no windows or air vents nearby on that wall

Unfortunately the neighbours back door is on that wall (behind the boundary wall) and it is more or less in direct line of the flue at a guess about 6 metres away.
Perhaps a vertical flue should have been used for the installation instead?

the limit is in a few feet either 3 4 5or 6ft  1-2m so 6m is no problem what so ever

I think she is just trying to keep the peace with the neighbour who can be a very awkward person.

Wants some proper measurements, how far to the boundary, what that squrre box that looks like a flue next door, and how far is that from the boundary.

All looks above board at first glance and just because the neighbour is an awkward cuss don't mean you should be out of pocket, in fact i'd look at payback and tell them to do one.

Need that information first.

If you Google flue extension kits for the boiler model you should find something that will turn the flue through 90 degrees and will allow you to vent above the eaves. I have one on my boiler with another elbow on top to prevent rain entering. However modern boilers create a lot of vapour and this could still swirl round and go onto the neighbouring property. Your daughter probably doesn't need to do this but it's often worth going the extra distance to keep peace with the neighbours.

Not a diy job WS so easier to talk to the rgi that installed the boiler and get a quote

I am still waiting to get the boundary measurements.
My daughter spoke to the installer and he recommended to get a Baxi plume extension kit costs about £140.
Looking at that kit I dont think it will do much, and will probably look stupid on a one storey building.
Isn't there a plume kit that just changes the flue outlet nozzle to vertical instead of horizontal? Like the chimney type flues use?

You can get vertical flue that go through the roof for certain boiler/models not that common though and depends on what she has.

The choices are what is available and paying a premium or telling the neighbour to do one if it's compliant.

For sure if my next door was a cantankerous old cuss I'd enjoy every minute the winds was blowing their way

Did that include fitting? Google suggests the parts are more like £70 inc vat but check right model.

Installer is recommending this kit

But it does looks identical to the £70 one :-?
Boiler is a Baxi Duo Tec
