Piled foundations

Just discovered that the foundations for our new double garage will need to be piled due to proximity of trees.

Anyone know roughly what it costs for mini piling on a project like this?

I recently had to quote for a double garage with store room above.  This needed piled foundations due to a large oak tree nearby.

I got 2 quotes for the piling.

One was for about £5,500 + vat

The other was for £10,000 + vat

This excluded the ring beam.  It was only for the piling (12 piles @ 300mm diameter)

Piles down to 6 metres.  After that it could cost extra.

Customer still thinking about it..............

The difference between the quotes was a bit worrying but until my customer makes a move I'm not going to waste any more time on this project investigating into the piling quotes.

This is for High Wycombe area.  Hope this helps  Undecided

If you need a test pile, then budget for around £300. Budget prices for a pile are in the region of £30/m depth per pile and they typically go down 3 to 10 meters. Ground beams are about £60/lin.m These are figures from Mark Brinkley's Housebuilder's Bible (5th ed). ISBN 0-9524852-4-9

Problem with all this is that all piling companies charge a 'set-up' fee.

Usually around £1,500 + vat.  That's just to turn up with all their gear.

It's like asking a gang of bricklayers to turn up and lay 3 bricks and expecting to pay them just £1.50  Roll Eyes

£1.50,  Shocked Shocked do they actually pay bricklayers that much just to put one brick on top of each other, no corgi, no acs, no part p, no flue analizer, surely nowadays you have to retrain and restest every 5 years and be inspected every year and  buy expensive equipment to prod into the cement to test it's chemical properties and know all the chemical composition of the bricks, wow £150.00

The way to get brickies to turn up is to word the advert properly:

"Bricklayers wanted.  New site starting very close to cake shop and betting office.  Site has panoramic view of women walking along pavement.

Hours 9 till 3 and all the tea you can drink. Full pay if it looks like rain.  No tax.  Friday finish at eleven and free lunch at lap dancing bar.  

Interested applicants please form orderly queue outside The Kings Head tonight where interviews will take place"

I'm amazed how many companies fail to respond to a RFQ. We're just completing the construction drawings for a new house and my Architect has sent out RFQs to numerous companies over the past three months (for everything from Bricks to ventilation systems to services). Some reply very quickly but around 30% don't even respond!  I'm not talking about small orders and nor companies that are likely to be "too busy". I'm talking mostly about manufacturers and/or distributors.  If I were a shareholder in one of these companies I wouldn't be for much longer!
