I have a Worcester Bosch Heatslave 20/25 combi oil boiler fitted under the stairs right next to our bedroom, and it has been great because it is reasonably quiet and does not smell. Previously we had a Grant, and that was a smelly thing that stunk the house out with exhaust gases.

The Heatslave is about 13years old and has started to leak, I can't see where the leak is coming from but it is wet in the bottom of the cabinet and I am topping it up every day.

What would leak like this, perhaps the boiler itself, and if so would this be terminal?

I have an engineer coming out tomorrow and I could do with a bit of forwarning.

If the worse comes to the worse which boiler would be the best to replace it with, bearing in mind the number one priority is that it is smell free.

Thanks, the boiler has been under a service contract from W/B from new, so their own engineers have serviced it every year. If they can't fix it I'll get a contribution toward replacement but if they can get it to limp along for another year I supose they could possibly refuse to renew the contract next year.

Well Scruff you must be psychic, it was the water jacket and it was at the bottom corner!

The engineer thinks its not economical to fix so the insurance company have written it off. The parts for the boiler are crazy money so we are going to have to replace it.

I'm getting a couple of quotes tomorrow, so I probably need a stiff drink.

Well with the bank holiday they can't order the boiler until next week, and I had to turn ours off and drain it down yesterday as the floor is so wet that it is damaging the oak floor and skirtings. I'd like to fit an external boiler but it would take about three months to try to get listed building approval and I don't think Judith would like cold showers until July.

Spent the last two days digging a trench to provide a drain for the condensate, with clay soil we can't just dig a small soak away so have had to extend the rain water drains.  So this has turned into an expensive £3100, and time consuming job.

We had to get approval for a small vent for the AGA so I wouldn't risk siting a boiler by the back wall without getting permission.
