(Roofing) Is this anything to worry about?
Mar 9th, 2018, 9:51pm

Hi folks,
So flashing has come away from huge portions of the roof, and near chimney stack there is a hole where the wood has rotted and tiles have fell in. Roofer came to quote us and said this is normal when flashing comes away the wood rots and can fall in. I asked if he needed to see inside and he said no.

However, when I went into loft today I saw more tiles insitu near chimney stack sat on rotten crumbly wood
Rotten wood under tile
, so I am worried the roofers might get injured if the tiles fall in or cause lots of damage. Also, the ridge beam seems to be sat on a dodgy looking set of bricks
Ridge beam is sat on this.
Ridge beam is sat on this..
Is the ridge beam load bearing? If so, is this anything to worry about? I've added photos.

This is acity 3 bed Victorian terrace house and roof looks exactly like this
Roof looks like this but the "purlin" are big and thick in my house
except the "purlins" are really thick... if any of that helps.

Thank you, Adam

The bricks under the ridge board look a mess but from the photo it doesn't look like it is anything to worry about. Ridge boards are not load bearing like a joist for instance, so shouldn't be a problem.

As for the rotten timber it's difficult to tell from a photo, if you don't have complete faith in the roofer I would get someone else out to give you a quote and make sure you get them to look inside the loft this time.
