a house which was empty for nearly 2 years now went in to discover upstairs in one bedroom, 1 whole wall is mouldy and wet. I peeled the wallpaper off,and inside is wet and mortar keeps falling off to the touch.

mould is green  :( in colour and black.

its an end terrace 2 beds.

the wall which is affected badly located to the end of the house so could it be the poitning from outside, i looked it seems fine.

and other bedroom is wet just slightly from ceiling to the wall same on the stairs ceiling to the wall not bad at all and no mould there just wet patch.

no issues downstairs at all no sign of water or damp\mould.

i tried to share some photo as it would have been very useful to illustrate what i am talking about however it keeps saying image failed.

any help i would really appreciate it, i will get someone to have a look at it but i just need to have an idea of what it might be.

If this is the end gable wall then check the roof along the verge, if it's the walls to the front and back check the gutters and downspouts  first. Other than that, as the damage is so bad I'd have someone look at the pointing higher up the wall as it's unlikely to be condensation if it's so bad that it has destroyed the plaster.

hi, thank you for your reply. yes its on the end gable wall however it also goes to front side of the property wall as well.

thanks for the information. I will get someone to have look at it. anyone know a good trades people who can check the above issue for me. the property is located in bolton.

I would see if you can find someone local who can recommend a general builder, I would try to avoid specialist damp firms as they do find some expensive solutions in my experience.

Yea true. Hopefully once the issue is repaired there will be no damp.

With a slightly damp wall that you have sorted all the obvious causes of damp, like gutters, pointing etc., the last resort is to dry line the wall with thermalcheck board (it's plasterboard with a hard foam backing). This may be an option for you if you have to replace the plaster as it would guarantee a dry wall and provide some additional insulation.

Check for water leak in the loft? Frozen pipe slow leaking for a year?

Are the walls cavity walls? If so have they recently (2-3 years ago?)been insulated and what with?

i managed to add photos now please check. property was empty for a couple of years

the first pics is the wall which is facing the end gable wall but it doesn't fall to the touch cause it has wall plasterboard. its mouldy black and green but its not wet!!!

2nd pick its the wall to the front of the house next to the first pic wall and its only affected in small area i would say 1 meter in lenghth and 2.5 meter in hight. its not plasterboard.

ceiling is dry and mould free.

Are you saying that the worst wall, the green wall, is an internal plasterboarded wall?

well its the most mould and dump, yes its an internal plaster board it doesn't fall to the touch. another wall on the 2nd pics its like cement and fall to the touch.

It's unusual to affect an internal wall this way. I think that there are probably a number of reasons why you have so much mould but my guess is that the main problem is warm moist air rising from the rest of the house and condensing on the cold surfaces upstairs.

I think you will need to remove all this plaster and plasterboard and then you could consider replacing the plaster on external walls with thermalcheck board which would hopefully raise the temperature in the room and help prevent condensation. But you also need to check if you have damp coming through the walls anywhere and make sure you don't have a slow water leak somewhere in the house.

thanks for your reply. i got someone to have a look at it and he said its the guttering is the cause of all this. he showed me the front and rear down pipe pipe is not atteched to the gutter and thus causing rain water to hit the brick from outside. he said gutter need fixing, also repointing and plastering.

i am getting someone else to have a look at it and see if he says the same thing.

the first person won't tell me the cost of the labour as he has to take plaster out and see the extant of the damage then he can tell me the cost!

That's a perfectly reasonable stance to adopt. Unless you have some x-ray spectacles you can give him?

What he has said sounds perfectly sensible and reasonable.
