Just pulled down the ceiling in our kitchen extension (built 1985) and there is no RSJ in place.
We bought house in 1992 and we were given the approved plans and the proposed drawings.
No one questioned whether building regulations were followed at the time.
The house is not brick but made on non standard construction (concrete) but the plans do stated that a 203 x 203 x 46k/m should have been put in place.
So what happens now? For 25 years I have been blissfully unaware of this issue. How should I proceed?
Would my buildings insurance cover any costs if necessary?
Is it unsafe?
Very worried and confused....what should have been a simple cosmetic project has turned into a nightmare.

I think you need to find a good chartered surveyor to come and have a look. If you don't know one you could always ask a local estate agent for a recommendation, they are normally very helpful.

It's obviously a worry, and you definitely need to get it checked out, but if the building has been fine and settlement free for 25 years then something is holding everything in place and with a bit of luck you may not have anything to worry about.
