I'm concerned about the pebble dash on a recently built house that I'm looking to purchase. After a couple of hours of rain the surface develops damp patches as if the water is soaking in. The pebbledashing was done about 5 months ago. Has anybody seen this happen before? Is it going to cause problems with the rendering if left or do I need to treat it with something like Thompsons Waterseal?

To Me, it looks like the problem is connected to the patio slabs above, whatever you seal the render with is going to stain unless you can stop the water running down the wall like a waterfall

Thanks for the replies. It's a shame the overhang on the slabs is so small as I think that might've helped. I'll try some water sealant on it but it looks like it's something I'll just have to live with.

There's no room underneath the patio. I'm assuming there's just a void but I'm just guessing. [gallery]texx/1560172353.jpg[/gallery]

Only thing I can think of is running a cover flashing under the tiles.
