Hello i have a problem with my Baxi Bolier 105E, the problem is when running the hot water for a length of time it starts to run cold and the lights flashes below the 80 degree light, i guess this is some type of warning light. Try and reset the bolier and the light stays on, you can come back to the bolier some time later and the light has gone, run water again and it runs cold and the light comes on. What could be the problem ?. Also the radiotors are starting to warm when the switch is on Holt water only ?.

Divertor valve and or plate HX.

You need to get an RGI to check them out and the system for sludge at the same time.

I called a plumber out yesterday and he stripped the boiler down, he cleaned the HX out and it seems to be working Ok at the moment, he has also ordered a repair kit for the diverter valve.

He should check the water quality in the system, although you could do a drain down and cold flush if you are handy with DIY

do you think this problem would warrant a new boiler, as the plumber has said due to its age it maybe worth looking to change the bolier. The bolier is nearly 12 years old. Seems a little strange.
