Time for additional items?

Hi
We have just had our house renovated. There were some additional items that were added as the build progressed however the cost of these exceeded what we expected and we have not been provided with a breakdown of costs. Would anyone be able to tell me how many days/hours it would take to complete these items or if you only know individual items, that would also be useful? Our builder reports he worked 12-15 hour days without breaks so if giving days, please take this into account.

Additional Items:
1) Replace first floor joists 2.7m x5m room
2) Dig up concrete ( 1x1.5m)at rear of building to access drainage systems and connect new pipes, then reconcrete
3) Replace floor boards and joists under stairs
4) Underfloor heating, insulate and concrete kitchen floor (2.7m x 5m)
5) Strip external walls back to brick of 3 bed semi-detached house 860sqft and fully re-plaster (not the internal walls)

An additional question!
We had paid for skimming and making good the external walls but their condition was poor hence the decision to fully re-plaster. what is the difference in time between these two?

Unfortunately extras is a license to print money.

What you should have done is got a quote for each additional item.

I seriously doubt anyone would work 12-15 hour days other than a one off, and not having a break is contrary to employment rules.

Have you asked the neighbour what hour they were on site, start/finish

The builder stayed on site and the neighbours have informed us that these hours are incorrect. We got verbal quotes (naive!) for additional items but he is now stating that these did not include labour costs. We feel things really slowed down towards the end of project so wanted to see how long these should normally take?

Quotes not did not include labour they're having a laugh.

Work out what it comes to with the qoutes and make a one time offer with maybe an extra few quid if they did a good job.

After that you'd need to get a quantity surveyor in to price the value of the work (at a cost)

PS, a verbal quote is nearly as good as a writen one, whereas an estimate is just an estimate

1. a day but then there's loads of associated work, taking ceilings down and putting them back, floor boards etc, so could easily end up a weeks work.

2. could be a couple of days

3. again could be a couple of days.

4. could be as much as a week (5days.)

5. tricky. but maybe 2 weeks.

The above is a real guess (estimate) and depends on a million and one unknown problems and obsticals.

It would be interesting to know how much some of the "quotes" were for that turned out to be "just materials". eg how much did he say the materials were for item 4 ?

Talking of item 4.

Maybe a day to prep it.

An easy day to lay the insulation and underfloor pipework, including pressure test.

5 hours for two guys to lay a 75-100mm screed.

5 hrs to connect the manifold to the boiler and test, (depending on location)

One assumes they didn't put underfloor htg under the units, fridge/freezer etc.

Just to clarify things - there were two men on site (main builder and a labourer). The house was a complete renovation so stripped back to bare walls. The original quote was to make good and skim external walls. When the condition of the walls was realised to be poor, he suggested full plaster and we were quoted £1500 extra on top of the original quote. Similarly the ceilings were already coming down so the extra labour would just be for the first floor joists in kitchen. The stripping back of the floor of kitchen was already in original quote however as not level, he suggested a concrete floor and hence whilst putting down concrete, may as well have underfloor heating. He quoted £700 extra for underfloor heating in kitchen. It may be that these are correct for just materials however he did not make it clear that labour wasn't included in quote. We are trying to work backwards from his final bill figure as he hasn't provided us with a breakdown and we are struggling to understand the figures!

Full plaster £1500 would certainly not be just for materials.

I think they may have over-run and trying to salvage some extra income.

If he's a reasonable man sit down and discuss a final payment, otherwise you may have to go the legal road
