Low pressure problems
Sep 11th, 2015, 8:20am

We have recently moved into a modern 17 yr old house and had a new boiler fitted by a Gas Safe engineer. When we run the cold water to the bath, after about a minute the water pressure obviously drops as the water feed is much less. We also have a power unit in the airing cupboard powering a shower in the ensuite and one in the bathroom. When using either of these the pressure drops after about a minute and the power unit sounds like it's not being fed enough water! Help!

Sorry didn't understand your post.

If you have one check the storage tank is full and filling properly.

Is it a new problem.

Details about the boiler and type of system please.

Thanks for your message. We don't know if it's a new problem as we've only just moved in and we had the boiler fitted before we moved in. The boiler is a Vaillant EcoTec plus 418 condenser. I don't know how to check if the tank is filling properly.
If it wasn't, how would this explain the slow cold bath tap? Cheers.

If you have a vented system with a cylinder in your airing cupboard, you will have a large water tank, usually in the loft above the airing cupboard.  This tank supplies water, through gravity, to your hot and usually also your cold taps everywhere except usually the kitchen sink.

If this tank is not being filled due to a faulty ball valve or a restricted flow through a service valve or blockage, you may be emptying the tank quicker than its able to refill.

The 418 is a heat only boiler so check the ballvalve isn't blocked in the first instance.

Post the size of the tank and type of cylinder may help later as well.

Also post details of the pumps please as these can drain an undersized tank in minutes.
