I would remove the existing fan and see if there is anything obviously wrong with the way it is fitted to the ducting.

I don't necessarily see how fitting a bigger fan would help but this problem is odd to say the least and there are very few options left. So it may be worth trying swapping the fan in case it is the fan itself which smells when running.

Thank you Woodsmith and Thescruff for taking the time to answer and for all your useful suggestions. I really appreciate your help.

The fan itself does not have a smell when running, so I think I should call an electrician in to take a look and to disconnect the light from it. At least then I could have the light on without the fan running, which would lessen the problem even if it can't be eliminated.

Perhaps a faulty or missing Air Admitance Valve on the WC stack?

The waste pipe from the WC goes straight into the ground and across under the ground to the main sewage system, so as far as I can tell there is no stack to site an air admittance valve on.

The head of the drains must be open vented to atmosphere, perhaps a common vent for the building ??

Sorry for the slow reply; I have been searching for the vent. All I can find is a short vertical pipe, about a metre high, that looks like a periscope and has a moveable metal "flap" just inside the head of it. It looks quite old and is actually inside the neighbouring property, but close to a drain inspection hatch in our property. Could that be the cause of the problem?

if there's nothing obvious I would look at the electric and check whether they are over-heating etc
