Rendering - Do I need it?

Hello,

We are currently looking at purchasing an 1820's sandstone windmill. It is currently rendered to a high standard. The rendering is in good condition but is not a great colour. There is an extension to the windmill, built in the sixties. This is smooth rendered, but the rendering is in a far worse state.

I have three questions:

  • 1) What is rendering for? Does it have any practical / protective properties or is it cosmetic only?
  • 2) Can it be painted and if so in what?
  • 3) Are there likely to be horrors in wait if I remove it?

1 rendering is normally applied as a waterproofer or to hide shoddy brickwork.
2 definitely can be painted, there are loads of exterior paints for this Sandtex is probably the most well known
3 not necessarily but if the wall was designed to have a render coat then you would be wise to leave it on.

It may be worth getting a quote to remove the 60s render and getting it replaced with one that matches the original render.
