Title: Part M Threashold Post by birty on Apr 21st, 2009, 7:40pm Urgent advice needed. Front door to new build. Seem to remember that threashold cannot be more than 15mm???? Checked out Part M for dwellings and cant find any referance to this only door width on approach to house.. I think its the Manufacturers say threashold has to comply.. Please advise as door being fitted on Sat and I have the standard gradual ramped one to 40mm high one that came with door or a Part M one from Stormseal gradual ramp up to about 25mm(AM3) . Fitting tiles in side the enterance and they will be too high for stormseal one!!! Help. Dont wanna ask Build cont and draw there attention too it!!! :-? |

Something like this but not in gold... http://www.toolstation.com/shop/Hardware/Draught+Excluders/Threshold+Sill+933mm+Gold/d170/sd2802/p41321 On the outside we formed a simple slot drain to stop water being blown under the door. On page 66 it refers to a document called: "Accessible thresholds in new housing: guidance for house builders and developers" published by the HM stationary office. Still leaves me with the problem of inch tiles on the inside though!! They will be higher than the threashold!!! Rumour has it the BC officer of mine dont look to closely anyway... :) |
Title: Re: Part M Threashold Post by CWatters on Apr 22nd, 2009, 8:57am If the tiles are higher the bottom of the door must also be higher or it will hit the tiles when opened. Therefore the threshold seal has to be raised above the level of the tiles anyway. If you use a 15mm thick threshold seal it can sit on top of the tiles or at least at that height. The real problem sounds like the ramp outside is too low? Check the height of the lintel above the door as wll (eg if the door can't be cut down). |

Title: Re: Part M Threashold Post by CWatters on Apr 23rd, 2009, 6:59pm The thing is it's not difficult to comply. Particularly if it's a wooden door with concrete or fake stone cill. Just leave the cill out until you know the FFL then set it in place so it's the same level. Fit the weather strip on the top, build the ramp outside. We've been in our house two years and I prefer it to having a cill you have to step over. |
