Title: New Build House
Post by stuistead on Jul 11th, 2015, 7:36am

We were shown around our 'new build house' a few days ago by the builder (a large national housebuilder). I noticed that the front path to the front door seemed to bridge the DPC. Hopefully the pics in my members gallery are clear enough to show the situation. I have no knowledge of this subject so was just wondering if this is bad news. NHBC are yet to inspect so will they likely reject it seeing that it could become their problem?

Looks like yet another builder forgot to design in their Part M access ramp.  ::)

The correct way to do this is to build a wall about 2" away from the house with the paving slab overhanging say 1.5" so there is only a 0.5" gap to cross. That way you have a level access with no risk of rain blowing under the door and you don't bridge the DPC.

What do they plan to do either side of the ramp? Fill it up with topsoil that will also bridge the DPC?

I had another look at your photo and can see the DPC is just under the sill so the bridging is minimal. They have also fitted a linear drain which is probably connected to the pipe to the left of the door. So over all I don't think it will cause a problem but it's not how I would do it.

Pipe to the left of the door is a BT duct ready to come up to the white cable with capping.

I wonder where the drain goes then?

What drain CW.

Be interesting to see the finish level as there are air vents bwlow DPC.

It's hard to see on the original photos but if you zoom in they fitted a linear drain between slab and sill....
