Title: Roof Structure - Does this look ok?
Post by Cappman400 on Mar 16th, 2016, 11:44am

Hi

Could any one advise how the structure of the roof in the photo looks? Has it been built correctly to provide the required strength?

Many thanks

I can't see anything wrong from the photograph, do you have any particular concerns?

Don't look right by the Plumber  :o

The raffters dont clear the outer skin, or don't look like they do.

Can you post a different angle pic please.

Missed that, sorry! It looks like the wall has a wide cavity and the chippys have stopped the rafters short and are then extending the rafters with a narrower piece of timber to clear the outer wall. I assume they have had to do that to match the roof to the existing building.

If you are concerned talk to the builders, if you are unhappy with their response contact the Building Control Officer or the person who will sign off the work when it is completed.

Thanks for the replys. I've attached another couple pictures. One is another angle, the other is the underside of where the ridges meet.

The roof has been signed off by building control. My concerns come from the fact we have had so many problems arise all over our build. We are not on good terms with our builder and he has been sacked from the two jobs following ours.

The roof has been a particular problem with multiple leaks. So guess just looking for some reassurance that structurally we will be ok.

These photos are during the build then?  And now all complete?

Think I'd be asking building control how they could sign that off.

Can you post a pic showing the valley and lead work

Yes these are during the build. It is finished now and signed off by building control.

The valley and lead work has all been ripped off and redone by roofers I trust so these should be fine. They were badly done originally and leaking.

I was looking for reassurance the underlying structure will be ok. It's been a year with no signs of movement but worry could get issues in years to come.

He seems to have cut the short(cripple) rafters accurately where they butt the hip rafters but then in your second picture you can see that he has cut one of the hip rafters short. It all depends then on how well he has fixed this so I would think it would be worth your while to find a local carpenter who would be willing to have a look at it and see if it needs some additional fixing; that is as long as you still have access.

Whilst this is not great I have seen worse and with a roof like this the hip rafter is supported by the cripple rafters, so as long as they are well fixed i doubt that you will have a problem. That said I would definitely get a carpenter to have a look if you have access.
