Leaking flush pipe connection
Aug 24th, 2006, 8:23pm

A while ago, we had a new bathroom fitted.  Full mod-cons, with fitted 'furniture' and a toilet with a hidden tank.  The flush pipe is hidden from view and so is a simple white polypipe job.

The furniture's been in for about five years and whilst the plumber did a good job generally, there's been a slight leak on the flush pipe to pan connector.  Nothing major, just a gentle almost imperceptible weeping at every flush.  More than enough to soak the floorboards over the years, but not enough to stain the plaster in the ceiling below.

Last weekend I had to open up the furniture to change the syphon and all the problem was aired - a bit of a damp musky smell to say the least.

I've reseated everything, checked all the joints to the extent that I can positively say that the leak is from the flush pipe to pan connection, but can't get that seal to actually seal.

Can anyone offer advice on how to fix this please?  Is there a best make of new seal I could buy?  is the angle at which the flush pipe enters the pan abolutely critical (it looks pretty close to 90 degrees to me as it stands).

Any advice gratefully accepted!

Regards

ChrisH

There are different sizes in case you wondered, a smiggin of silicon grease may help. Just try a new one.

Could also try a rubber one if you can find one.

thanks, for the advice Scruff.

I bought a couple of new connectors and tried them both as the old one had lost a lot of it's flexibility.

The one from B&Q looked like a poor design, but it has worked well (made by Wirquin according to the packaging).  The other from Supaplumb was made by Oracstar and looked like it would do the job, however once out of the packing, the plastic was rock hard.  I couldn't force it into the pan outlet at all - even with the silicone grease applied.

All dry now and the wife is happy... for the time being!

I have had a similar trial.

My en-suite has a fitted bathroom, where the built in cistern was mounted about 5mm too low and as such the link pipe was at a slight angle upwards and so I had a nightmere time getting it to stop leaking.

I recon that it had been leaking for about 2 years.

Couldn't move the cistern with out major work as all the pipework would need adjusting and the hole for the flush handle wouldn't have lined up.

Ended up using a flexipipe to link it and even that has a small ubend now - works though and doesn't leak.

Just wish the job had been done right first time, I'll just add it to the dozens of other things that I have found wrong that I have had to fix. Good job I'm in this place for the long run.

Hi CHowland

Had a similar scenario with a customer of mine a couple of month ago. They had the original fitter back 3 times but he just kept shoving in silicone.
I tried a new bung etc but turned out the front decor panel was JUST touching the flushpipe when it was in situ (especially when the rather large lady of the house sat on the throne) - just enough to unseal the bung and enough to cause a small weep like yours, but not a gusher. Took panel off, trimmed out hole with router and voila.

ps Wife and happy is a temporary state here too.....
