I'm just wondering if someone might be able to give me a ball park figure for a job I'm looking at having done on a house I've not yet bought. Finally sold my house and I'm looking at buying 1 of 2 properties almost identical. Both need "modernisation" and from the pics would indicate it's an elderly person who's been living there. Given that I'm anticipating quite a bit of work to be done ie replumbing, new kitchen, new bathroom etc, I'm figuring I might as well get the place re-wired top to bottom, then I know it's been done recently and is safe.

House - in Leeds. 1930's brick built, 2 storey semi, lounge, dining kitchen, hall, landing, 3 x beds, bathroom, attic and garage.

I'm initially thinking of supply and fit wiring for :
Lounge - 5 double sockets, 2 pendant lights.
Hall - 1 single or double sockets, 1 pendant light.
Understair toilet - extractor and batten light.
Kitchen - Cooker, gas boiler, 2 double sockets just above floor level (for washer, dryer, fridge freezer), 3 doubles at worktop height, extractor, 2 or 3 under-cupboard tube lights, 2 track lights (poss with 4 bulbs in each for example).
Garage - 3 double sockets, 3 x flourescent lights.
Bathroom - power to electric shower, extractor.
Bed 1 - 4 sockets, pendant light.
Beds 2 & 3 - 2 sockets in each, pendant light in each.
Attic - double socket, batten light.

Nuttin' fancy, just plain simple white plastic fronts for all sockets and switches.

I know it's very difficult without seeing the premises, but I'm hoping for a rough guideline for budgeting.

IF ITS VOID then we would put two sparks on it for two days and our framework agreements would probrably pay us £1800-2k for this, points in original positions and re-using existing conduit within the wall. where this cant be done its trunking all the way.

for a decent finish you would be looking at £2,300 to 3k plus vat.

if it was round my way id say approx 3k for a nice job.  And i would probably suggest installing a few other things that were not mentioned on your list, that you ma or may not go for.

Would have to be unoccupied, by the sounds of it u will be ripping everything out anyway.
