New floor costs
Apr 16th, 2005, 12:00am

Can anyone give me a ball park estimate to remove a rotten wooden floor and replace with solid floor.  I am thinking of material costs rather than labour costs here.

Basically the area to be done is three rooms which have combined area approximately 40 sq. m.

Thanks

Martin

heellooo mjc

depends on what is involved eg 12sqm of of softwood tand g flooring and 37m of8 by 2 treated joists

so you need room size[square are ]times cost of flooring [local rate]and relivent joist costs
then allow 10% more[you need to make shure your joists are long enough  for single run or double run[cut in halve if more efficiant

dont forget the treatment costs and any wall plates [bits of wood on top of the walls ]you rest on or near

Hi

Thanks for the reply.

I was actually thinking of replacing the wooden floor with a solid floor rather than putting a wooden floor back.

Cheers

ok mjc is it rotton floor or i dont like that floor Grin
do you mean not laminate when you say solid

normal flooring can be chipboard panels laminate planks or solid wood planks
which of these best describes your present floor

Well, the current floor is rotten, i.e. the wood is rotting  Smiley

I suspect that removing the floorboards will reveal equally rotten joists.

What I want to estimate is the cost of removing all rotten floorboards and joists and replacing with a solid concrete floor on top of which I will put some form of laminate flooring.

To install a concrete floor you need the following layers (starting from the bottom):

1) 100mm mechanically compacted hardcore (ideally 20mm shingle)

2) 25mm mechanically compacted blinding sand

3) 100mm Jablite (or equivalent) underfloor insulation

4) Layer of 350mu polythene membrane

5) 100mm C25 concrete

6) 50mm screed

7) Your chosen floor finish

Materials costs (approx):

1) Shingle £30 cu/m

2) Sand £30 for 0.6 cubic metres (1 tonne bag)

3) Jablite approx £9 sheet (1200 x 2400 x 100)

4) Polythene £35 for 100 sq/m roll

5) C25 concrete approx £65 - £90  cu/m

6) Screed £90 cu/m

These are net trade prices and vat + delivery costs must be considered. You may find you cannot buy at these prices  Sad

If you measure all this up you'll see you need to excavate about 400mm+ below finished floor level.  You may find there is a concrete oversite already under your joists but this may be too high and possibly needs to come out?
