Water coming out of foundations
May 29th, 2005, 8:30pm

Need a bit of advice lads. Digging an extension and found a old clay pipe with water coming out of it. Further examination has revealed that the water is coming out under the pipe , the pipe being laid in clay with the foundation of the existing house on top of it.
I've been told to do a raft foundation for my extension, is it safe to pipe this water out under the raft foundation? How can I get rid of the water from under the house? HELP  Embarrassed

neibours either side or are you detatched?

what does the pipe do do you know?

can you dig it further?

had a cctv survey put up it to see what it feeds?

Had the CCTV done , no joy . Its a semi detatched house.
Might be neibours but , I cant go to the expense of digging the whole of the house up

what did cctv see? did it see an end to the pipe?

it would definatly be worth speeking to neibours and turn both water supplies off

see if that solves it
~

if not, how much further can you excavate without expense? i mean shovel style Grin

do you have concrete or wooden suspended floors?

if concrete can you see any damp on screed? if wood can you look under?

id say its definatly something you need to get to the bottom of!  Cry

This could be part of a land drain.  Is the water clean (i.e. not sewage smells).

Is it a trickle or is it running quite fast?

I've had similar when excavating footings.  Once we had to get the water board in as we were convinced there was a leaky watermain seeping into the trenches.  They put a sounder on all the nearby supplies and nothing was found wrong.

It was in fact a high water table so we dug a sump and kept our pump on standby until the concrete was poured.

But as this is a pipe it's slightly different.  You say it's running from under the pipe but this could just be because the pipe is damaged.  Is the inside of the pipe clean or does it look like a soakaway run with evidence of dirt and debris from the gutters?

Where does this pipe come from and where does it go to?

My idea was a land drain.
When my estate was built a lot of land drains were under the ground and were broken.
This led to waterlogging in the clay as none could take their previous course so much of the land suffered.
Quite a lot found loose fitted clay pipes when they dug foundations for garages.

I agree it sounds most like a land drain - if so,they tend to run in straight lines;can you follow the line through your house and check at the other side?
(When I worked on a farm,we used to trace broken drains when repairing them with the use of a drainage map to find the approximate area, then go "water divining" with two bent bits of wire to locate them exactly - something I didn't believe worked until I tried it,and it does Shocked)

well, the most simple way to fix the problem is to dig a few square test holes in the house in line with the run, at each one see if the water is still running with it, when you find one that dosnt ahve it, dig between the two holes.

could put dye into all your drains and see if the water changes colour

In view of your problems I'd ask Building Control to take a look.  They'll give you free advice as to what's needed and at least then you know your work will comply.

I've put a pile of dye down the drains, trouble I've got is to find out where the water is coming from . Whether its inside the house or outside. Trouble is its 4feet down for the clay, so hand digging around the house is a bit much  Shocked
