Leaking Essex Flange
Aug 25th, 2005, 7:22pm

Can someone advise me the best way to cure a leaking Essex flange?  The tank isn't corroded but the washer is breaking up. Are there two washers, one inside and one out?
Is it possible to keep the flange and just replace the washer(s), and how do I stop the bits from falling into the cylinder? Should I loosen the joint before I drain the cylinder to stop it distorting? Do I need to use a sealant and if so what?

Thanks for any help.

large washer on the outside and no mastics or pastes.

A strong wire or knitting needle bent up inside the cylinder will hold the fitting while you change the washer
