Hi all,
We have bought a house to renovate and move into and when we viewed it the utility room ceiling was coming down in one corner so the flashing above the garage and utility single storey was obviously leaking. I went up on saturday as when it rained heavily the water was coming into the house from inside the utility and garage! On close inspection the mortar on the flashing is badly cracked in a lot of places and certain areas i saw were about 4 inches across with no mortar at all i am just hoping this is the problem. I am taking two days off this week to try and sort it out, do i chip out all the old mortar and the tap the lead back to the wall with a mallet and do i then seal it with a lead flashing sealer? I am not a DIY person but i am ok when i put my mind to things , is this the right course of action as it is really bothering me? many thanks in advance andy
