approx costings for timber kit build

Hi all builders!!
I have been asked to lookinto a future purchase for a company, which is looking to build a 16 bed guesthouse all with ensuite facilities, is there or would there be an easy way to get a very rough idea to construction costs the building is approx 240m2 over two floors and would be timber kit built with block and render finish.

A suggestion made was around £68000 per bedroom for construction costs this seems very high any experienced hands out there that would hazard a guess at a rough m2 cost based on the little info I have given

another guess was around £2000 per m2

anybody had any dealings on this scale?
ps I wont hold you to the quote it is merely some guidance at the moment

First off are you sure it's only 240sqm? That works out at around 15sqm per room not allowing anything for stair wells, recieption areas kitchens, breakfast rooms etc. Sounds too small to me.

Houses cost from £800 to £2000 per square meter but you have a lot of bathrooms and regulations to meet. £68,000 per room sounds high but it works out at about £4000 per sqm so perhaps not so crazy for a hotel like building?.

I'm not a builder.

Build cost of £2,000m² should be a reasonable figure but this excludes all external paving/roads/parking/landscaping etc etc.
